Real Questions. Straight Answers.
We know you have questions before you reach out. That is exactly why this page exists. No fluff. No runaround. Just honest answers to the things sellers actually want to know.
Getting Started
Someone from our team reaches out within 24 hours, often faster. We will ask a few questions about your property and your situation. No pressure, no sales pitch. Just a real conversation to understand what you have and figure out if we can help.
Within 24 hours of reaching out. During business hours we are often faster than that. If you reach out over the weekend you will hear from us first thing Monday morning.
You are welcome here. Reach out, ask your questions, and take all the time you need. We would rather have a real conversation with someone who is not ready yet than miss the chance to be helpful. When you are ready, we will be here.
Yes. There is no obligation attached to receiving an offer from us. Some sellers just want to know the number so they can make an informed decision. We are happy to do the research and give you a real answer. What you do with it is entirely up to you.
No. We are not a lead generation company. We do not sell your information and we do not pass it to anyone else. If you reach out and decide the timing is not right, we respect that completely. We may check in once in a while, maybe in 30 days, maybe a few months down the road, just to see if anything has changed. Not to pressure you. Just because we genuinely care about being a resource when the time is right. Your information stays with us. That is it.
Understanding Our Offer
We start with the resale value, which is what we believe your land could realistically sell for on the open market based on recent comparable sales in your county. From there we subtract our resale costs, closing costs on both sides, any back taxes or liens that need to be resolved, and a margin for the risk we take on. What is left is the number we can offer you today in cash with no contingencies. When you ask us how we got to that number, we will show you the comps and walk you through the math. You may not always love the answer but you will always get an honest one.
Because those numbers are not what land actually sells for. Zillow's estimates for vacant land are notoriously unreliable. The algorithm pulls from house data and does not account for access, zoning, topography, or whether the parcel is buildable. County appraised values are calculated for tax purposes based on bulk assessments that are often years old. Neither one reflects what a real buyer would pay today. The number that matters is what comparable parcels in your county have actually sold for in the last six months. That is the only number we work from. We are happy to share the comps we used so you can see for yourself. If you think we missed something, tell us and we will take another look.
There is not one. But there is a trade-off and you deserve to understand it. Our offer will be below what you might get if you listed with an agent and waited for a retail buyer. In exchange you get a guaranteed cash close in 14 to 30 days, no agent commissions, no closing costs, no repairs or cleanup, no showings, and no risk of a buyer's financing falling through at the last minute. For some sellers that trade makes complete sense. For others it does not. We will tell you honestly which one we think you are, even if that means telling you to list with an agent instead.
We are happy to provide proof of funds. If seeing proof of our capital helps you feel confident moving forward, just ask and we will get it to you quickly. We want you to feel secure in this process.
In most cases we close your deal directly. Occasionally we may bring in a partner to help facilitate the closing, but your agreed price and closing date never change regardless of how we structure it on our end. The check still comes from the title company.
The Process
By wire transfer or check at closing, whichever you prefer. The title company handles the disbursement. You choose the method that works best for you.
At closing. Once all the paperwork is signed the title company transfers the funds directly to you the same day. There is no waiting after closing.
We work with all of it. Back taxes are handled at closing and paid out of the proceeds so you do not have to come up with money out of pocket. Liens and judgments are typically resolved the same way through the title company. Probate takes a little longer but it is a process we know how to navigate and we will walk you through it. We will work with your probate attorney or help you find one if you need it. If there are multiple heirs on title, we are happy to work through it with you. The cleaner the title the faster we close, but complicated does not mean no. It just means we plan for it together.
Honestly, most of the time we resell it. We are investors, not end users. We buy land at a price that gives us room to market it, hold it, and eventually sell it to someone who is ready to use it. That is usually a family looking for recreational land, a builder, a homesteader, or another investor with plans for the property. Some parcels we sell within weeks. Some we hold for a while while we find the right buyer. What we do not do is buy land just to leave it sitting and forgotten. We put real work into finding it a next chapter. If your property has a story, a place where your family used to gather or something your father always meant to build on. Share it with us. We will carry that story and pass it on to the buyer when it feels right.
Your Specific Situation
Generally yes. We buy land as-is. No clearing, no cleanup, no improvements needed before we can make you an offer.
We buy land across the United States. Reach out and tell us where your property is and we will let you know if it fits what we are currently buying.
We evaluate every property individually. Some complications affect what we can offer. Some we can work around entirely. We will always be straight with you about what is possible for your specific parcel.
That is actually one of the most common situations we see. Vacant land is harder to sell through traditional channels than most people expect. If it did not sell on the market it does not mean something is wrong with it. It may just mean the right buyer was not looking at the right time. Reach out and let us take a look.
For Wholesalers and Investors
We work as a joint venture partner on land deals and we can help get your end buyer financed when funding is the missing piece. If you have a deal under contract and need help getting it to the closing table, reach out and tell us what you have.
We review deal submissions Tuesday through Friday and respond within 48 hours. Submit through the form on our For Wholesalers page and include as much detail as you can. The more complete the submission the faster we can give you a real answer.
Property address or APN, acreage, your contract price, estimated market value, and anything you know about the seller's situation and the title status. Comps are helpful if you have them. If you need help with comps as part of a joint venture arrangement, let us know and we can work through that together.
